Phase II - Zoning Amendments

Phase II of the Town of Dryden’s Comprehensive Plan Implementation project consists of the development of an updated zoning code.  The updated zoning code brings the town’s zoning in alignment with the adopted Comprehensive Plan and the community’s vision for the town that it sets forth. Phase II and the updated zoning also builds on Phase I of the project, Commercial and Residential Design Guidelines.

Why update the town’s zoning?

The Town of Dryden’s zoning code, not unlike the zoning codes of many communities, is out-of-date and does not reflect the vision that town residents have for the future of the town. Updated zoning and new zoning districts will provide the tools and techniques necessary for the town to achieve this vision – namely to protect and enhance the town qualities that residents treasure, while accommodating future growth and change in a positive way. Key elements of the zoning update include new zoning districts that respond to the unique character of different areas of the town; zoning approaches for addressing frontage development along the town’s roads; and a process for collaboration between the town and those wishing to develop their land that makes it easier to achieve win-win results.

Updated zoning, together with the Design Guidelines, will establish a clear vision and set of expectations for future development, as well as provide for much needed flexibility and creativity when it comes to the review and approval of individual projects. In the end it’s about maintaining the quality-of-life and long-term value of the town – for residents, individual property owners, and the community as a whole. This partnership approach will help to ensure that the town continues to be a great place in which to work, live and do business for many years to come.
